Summary:

This project was initiated when the Bus Maintenance Facility, originally constructed on spread footings over hydro-collapsible soils from a 100-foot-deep debris fan, experienced significant settlement. As part of the MW Golden Constructors design-build team, J.R. Harris & Company led the structural investigation to determine the cause of the settlement and develop a repair strategy. Working alongside CTL/Thompson, we evaluated multiple foundation repair alternatives and, in collaboration with MW Golden Constructors and RFTA, determined that underpinning with compaction grouting was the most effective solution, balancing cost, operational impact, and long-term stability.

To restore the facility’s structural integrity, we performed a complete load rundown analysis to assess foundation loads and designed a new underpinning system using compaction grouting. Additional structural repairs were also required, included reinforcing masonry walls, designing structural concrete slabs capable of supporting bus traffic, repairing interior concrete slabs-on-grade, and strengthening below-grade water collection pits. We also designed new below-grade water tanks and provided construction phase services, including monitoring the building’s stabilization process during lifting.

Following the completion of construction, we provided as-built documentation to ensure the facility’s long-term performance. This comprehensive approach resulted in a cost-effective and robust repair solution for the distressed structure.
