Summary:

J.R. Harris & Company (JRH) conducted a structural condition assessment, repair design, and oversight for the Cherry Creek Plaza Parking Garage. The garage is a three-level precast concrete structure in Cherry Creek, Colorado, constructed in two phases in 1974 and 1979. It serves adjacent office buildings and includes both conventional spread footings and drilled piers extending through an old landfill. The assessment identified typical aging-related deterioration, including water infiltration, cracking, and corrosion, as well as more significant structural concerns such as settlement at the southern portion of the garage and foundation movement affecting key structural elements.

JRH’s services included a prepurchase asset review, evaluation of original construction documents, and a visual survey of structural conditions to develop a targeted maintenance plan. The firm designed various repairs and provided construction administrative services throughout the repair process. This included overseeing the underpinning and jacking of a key structural column and stairwell foundations, ensuring controlled lifting and micro-pile installation.
